In Goede Aarde: eco-housing in Boxtel, impressions





Energy plays an important role in the development of this eco-estate. The section Solar Waves is positioned in such a way as to maximise using both passive and active solar energy. These are basically curved terraces of family houses with parking and playgrounds on the edge of the development.



Each family housing unit within Solar Waves has been fitted with a photovoltaic array on the edge of the roof terrace, large windows facing south, a closed very well insulated wall with small windows facing north and rainwater collectors on the roofs that have passive water heaters incorporated within.



After having stood empty for three years the eco-centre De Kleine Aarde was (partly) reopened in 2014. The eco-café sits at the heart of the centre and is part of the visitor centre.



Permeability of the urban landscape was an important part of the design. A sustainable urban drainage system (SUDS) is combined with public green spaces. These green spaces have been zoned from quit and natural to high human impact (read: playgrounds). Stimulating biodiversity is the main aim of these areas that connect the landscapes around Boxtel through the outlying suburbs.



Some housing stands directly on the edge of one of the green zones. The contrast is kept very sharp with a well defined edge formed by the street and long rows of terraced housing. This style of housing gives no clues to the ecological credentials of this housing as they look similar to standard commercial planned new-builds in the Netherlands.



The architecture varies considerably within the development; even within a certain themed section. The eco-estate in Boxtel visually doesn't differ much from standard commercial housing developments of the same period. In these streets the architecture is boxy in what is considered modern architecture by estate agents.



At the heart of The Rays of Light section of the eco-estate lies a large open green space that is mainly used by the residents as a playground, and recreational area. The height differences have been introduced to accommodate SUDS (the area floods with water in case of heavy rain fall) it was originally a large concave arable field.



The architecture around the central open space varies from standard family houses with pitched roofs(on the left) to the modern angular architecture of the terraces (right) on the other side. The ecological credentials of the houses isn't always directly visible. The large solar power arrays on the roofs of the standard houses is a very visible exception.



The same modern architecture with boxy volumes dominates most of the self-build strip of houses along the edge of The Rays of Light section of In Goede Aarde. Some of these building have been built using alternative construction methods, though this doesn't shine through in the architecture. At the end of the street the so-called Battlements are visible: housing that is part of the noise barrier along the motorway A2 that runs behind.



The housing in The Battlements forms a sheer endless row of identical houses. The contrasting white garden sheds next to the covered driveway give the row a certain rhythm. The gardens lie directly behind the drive as the back of the house is part of a noise barrier and thus a so-called silent wall with extra insulation and no windows.



The part of the Battlements along the edge of the sporting fields has a different architecture as there is no need for a family garden on the street side. Here large brick arches create a rhythm along the street. The mustard coloured doors enhance the rhythmic character of the design.



As said before, the housing generally looks similar to standard housing. It's in the details that the high durability scores are discernible. All houses in The Battlements for instance have a photovoltaic array that forms a ribbon along the top and is hardly visible from the street. These charging stations for electric cars (left) are very visible at street level though. In other places the architecture can best be described as eco-architecture. The detached house on the right is a case in point with a visible photovoltaic array, visible use of renewable materials like wood and the use of well insulating green roofs.



These standard looking houses with low pitched roofs also score high on the durability measure and should therefore be typed as eco-housing. The architecture isn't very exciting, but it shows that "eco" can be done even for consumers with conservative tastes.



This architecture is in contrast very expressive and tries to get across the fact that this isn't standard housing. Large expanses of glass are used to make the most of passive heating. The small roofs are angled towards the sun and are completely covered with photovoltaic arrays. Also in the use of wood the architect has tried to enforce the visibility of renewable materials.



In the section called The Farm, many houses reference the traditional farm, but with a twist. Some of the self-builders in this section go even further and have opted for a complete reworking of what a detached building can be. Here the dual-pitched roof has been abandoned n favour of a single-pitched green roof. This allows for large expanses of glass at the back for passive heating and direct views across the garden and the landscape beyond.



Two examples of reworked thatched farm-inspired buildings within the Farm section of this eco-estate. Each with many eco-features that are not visible from the street. Some of these self-built houses have been built using straw or wooden panels filled with wool as insulation. The inventive use of thatch creates a strong image.

In Goede Aarde: the ambitions of integrated eco-housing



The new suburban estate of In Goede Aarde was to be built between 2005 and 2007 in the southern part of Munsel within a historic landscape of small scattered farms, hedgerows, enclosed small fields and some hay meadows. This natural landscape played an important part in shaping the development. The aim of the urban designer Wietze Patijn was to "integrate planning, the natural surroundings and the future of public housing". The character of the new estate should be determined by "the exceptional" and not "the average". These grandiloquent statements clearly demonstrate the high ambitions for this project.

The estate In Goede Aarde is located along the Motorway A2 from Bois-le-Duc to Eindhoven. The noise and air pollution caused by this motorway had to be addressed to create the ambition of sustainable housing within a green framework based on the historic landscape. The designers aimed for a "rural estate" combining "living and working for all age groups". To cancel out the motorway a buffer was needed, so a screen of high terraced housing (11 m) was designed along the A2. The facade facing the motorway acts as a noise barrier, hence the thematic name De Kantelen (literally: The Battlements). Such themed neighbourhoods and housing were and are all the rage in the Netherlands. The whole estate is comprised of 5 sections: The Battlements, De Lichtbanen (The Rays of Light), De Hoeve (The Farm), De Zonnegolven (The Solar Waves) and Het Groenland (The Green Land). In total the estate comprises of a little over 380 dwellings in a mix of detached, semidetached, terraced and noise barrier houses. The Battlements and The Rays of Light were developed first. The Green Land and phase 2 of both The Solar Waves and The Farm are currently under construction due to a slump in the property market after 2008.



The themed housing in the development wraps around the eco-centre De Kleine Aarde and the pre-existing farms. The Battlements are shown in deep red. Next to this the largest part of the development is comprised of The Rays of Light (in orange). The Farm (in light red) links the large new parts with the old farms along the winding road. The Solar Waves (in yellow) are a separate development behind the old farms that links into the offices (in blue) along the edge of La Salle with a new municipal swimming centre. The Green Land (light green) comprises of the area next to the eco-centre (in dark green).

The town of Boxtel actively promotes sustainability in the broader sense, by compensating environmental deterioration, promoting an environmentally friendly conduct of business, restoring biodiversity, cooperating with both business and residents and stimulating a balanced use of space and resources. One of the aims is to connect the various country estates and nature reserves around the town. This is done by creating ecological corridors, greening up the urban landscape and integrating nature into the urbanised landscape of the suburbs. For the housing estate In Goede Aarde integrating ecology and the suburban landscape was an important premise.

The houses were designed along the following principles: the ultimate house (desirable houses that have many sustainability features), new renewable (using renewable materials like straw, wood and wool to build new houses), unattached (to conserve the archaeology and the water system the houses are built separate from the soil), for everyone (the standard house is not suitable to accommodate all housing needs, so these units have been purposely designed for people with disabilities, health issues or large families; this type of dwelling can also incorporate a home office or small practice) and decibel30 (extra insulated houses to keep the noise levels down by covering part of the structure with soil). All housing had to meet the highest level of environmental requirements. The aim was to score the houses 200 points against the Sustainable Development Measure to pertain a so-called green certificate, for which a minimum score of 150 points is necessary. The houses in The Battlements, for instance, score 230 points.

Efficient land use is key in a sustainable development. In this estate the houses are built in high density to provide open space for greenery. Another method employed here is choosing  self-enforcing functional combinations: noise barrier and housing, noise barrier and photovoltaic array, communal spaces and sustainable drainage systems, local water system and ecological corridors, etcetera. The layout integrates the desired ecological permeability with minimising the amount of hard surfaces. The layout of streets favours walking and cycling as through traffic by car is made impossible. Social sustainability also underpinned the planning process for the development. The local en prospective residents participated in the design of the plan and the housing. The housing is a typical Dutch mix of owner-occupied and social-rented. About two thirds of the new housing is affordable for people on an average or below-average income. The residents are all (both home owners and people in social housing) members of a residents association that has a strong say in the maintenance of the public spaces, acts as a go-between towards the town council and organises activities for kids and adults. This Wijkberaad In Goede Aarde also provides gardening courses and other advice on living in a sustainable, low-footprint manner.



The eco-estate has a layout similar to many of these infill housing estates in the Netherlands. The space available is maximised for housing often resulting in several separate sections that are squeezed between extant buildings. These "urban fields" are often treaded as fragments by giving them a theme, a practice first devised for marketing purposes. Nowadays it is often little more than a way of disguising that there is no coherent spatial vision. This is painfully clear in this instance around the "Solar Waves".

In Goede Aarde: eco-housing in Boxtel



The town of Boxtel in the south of the Netherlands is located at the confluence of the Dommel river with a brook called Heerenbeek. The tiny town centre was once surrounded by a wide moat that incorporated old river bends and manmade sections. Around this town several hamlets and villages were located; some even older than Boxtel itself. Two such hamlets were Selissen and Munsel located northeast of the town. Selissen, first mentioned as Zelicel in 1293, is located on the edge of the Dommel valley and comprised of several farms built on slightly higher ground. Munsel is located on the southern board of the same river valley and was first mentioned in 1352. At the origins of both hamlets lie large fiefs. In Munsel two fiefs were to be found: ter Santvoort (Sandford) and Elsbroek (Alderbrook) each with several farmsteads.

From 1972 onwards Munsel became well known in the Netherlands as the location of De Kleine Aarde (literally: The Little Earth), an ecological centre aimed at a more sustainable use of our planet. The centre was founded by Sietze Leeflang with like minded people who had great worries about the plight of the earth and the sustainability of population growth and the exploitation of natural resources. Hence the name of the centre that expresses the conviction that our planet is to small to support a rising population of consumers.

The centre was set up to provide people with "alternatives for the destructive and exploitative use of the natural surroundings by human kind". The aim was so develop new small-scale techniques to relieve the environment through projects on food production, reuse and better use of resources, waste management, domestic energy production and housing. The eco-centre provided courses where participants would for instance learn how to build their own wind turbine or grow their own organic food. The centre also managed bioorganic gardens and allotments, and the produce was used in their own vegetarian kitchen. Mr Leeflang later on also started the project De 12 Ambachten (the 12 trades) aimed at the technical aspects of sustainable living (expressed through a return to hand craft).

From the 1990s the hitherto rural area between Boxtel and Munsel was developed for housing. First the standard housing Estate of Selissen-Munsel was built. This estate stayed clear of the ecological centre and old farms of Munsel. When it became clear that this was only the first phase of the planned urban expansion the local residents and the people involved with the eco-centre De Kleine Aarde joined forces to steer the development towards a more sustainable form of urbanisation. This project would become known as: In Goede Aarde.

The phrase "in goede aarde" has multiple meanings such as "in fertile soil", "on solid ground" and "a good place to feel at home". The new housing estate would be built in several neighbourhoods and small clusters of housing around the eco-centre end the existing farms. The former farm buildings would be given a change of use. The new housing would be sustainable. This involved using more insulation, orienting the houses towards the sun for passive heating, building in reused or reusable materials, integrating solar heating panels and solar panels for the domestic production of electricity. Several ecological ribbons were integrated in the plan as well as a sustainable urban drainage system. The prospective residents were also heavily involved in the way the estate was planted and furnished. There are several clusters of playgrounds, for instance, ranging from the standard swing and seesaw to and adventure playground and a children's forest. Currently the last phase of the estate is under construction. In the meantime the eco-centre closed its doors in 2011 as a result of financial shortages caused by dwindling corporate sponsorship and a lack of revenues. In 2014 the centre was taken over by the knowledge institute Triple E (Ecology Economy Experience).
